Hyderabad: Efforts have begun to integrate data of sub-registrar offices, transferable development rights and Real Estate Regulatory Authority (RERA) with the Telangana State Building Permission Approval and Self-Certification System (TS-BPASS) to expedite the building plan approval process.

It aims to expedite the application process, as well as aid in transparent, faster verification. Initially, the authorities are integrating SRO data into the TS-Bpass system, followed by TDR and RERA data.

Explaining the significance of the initiative, TS-BPASS Chief Executive Officer Vinay Kumar said it is aimed at making things easier for applicants.

He said that once the SRO data is integrated, the system will get access to details like ownership, plot area, structures etc. When the application is filed for approval, all these details will be thoroughly checked and there will be no scope for any wrong information and this will reduce the time taken for verification.

Generally, when an application is filed, a three-step verification is done, which includes site, title and technical. As part of site verification, officials check the distance of the plot from roads or water bodies, etc., and after verification of ownership details, details of whether the plot is approved or rejected are also checked.

In the absence of SRO data, applicants have to upload a market value certificate along with the application. Since the SRO data will have such details, TS-BPASS can access those details and the application material is cross-checked, eliminating the scope of uploading any wrong information, Vinay Kumar told Telangana Today.

“We are working to integrate the SRO data with TS-Bpass in two to three months,” he said, adding that once this is done, the TDR and RERA data will be incorporated later this year.
Possibility of modification or improvement of modules

Data integration is not everything. Other steps being taken to make TS-bPASS more efficient include the introduction of a correction module. This will allow applicants to correct any mistakes or modify their application by making minor changes.

This means applicants can correct any spelling mistakes, personal details like mobile number or Aadhaar number in the application and upload more documents if required. They can also modify the building plan.

The CEO of TS-Bpass said that earlier these facilities were not allowed and the authorities used to ask for such details from the applicants in case the application was rejected. He said that the new service will be started very soon, hopefully in a fortnight.
